Why scan to BIM matters for renovation projects

Older buildings rarely have accurate drawings. Original construction documents may not exist, or they may not reflect decades of modifications. Starting design work from incomplete information leads to costly surprises: structural elements that are not where the drawings say they are, dimensions that do not match reality, and conditions that only become apparent after demolition has started.

A scan-to-BIM workflow eliminates that guesswork. One site visit captures the entire building. The scan becomes a digital reference you can return to at any point during the project without scheduling another site visit. If you missed a measurement or need to verify a condition, the data is already there. Teams that use scan-to-BIM on renovation projects consistently report fewer RFIs, fewer change orders, and fewer field conflicts.

Choose your level of documentation

Not every project needs a full Revit model. Pick the level of detail that matches what your project actually requires.

Point cloud only

Scan + Floor Plans, from $600

E57 point cloud file you can import into Revit, AutoCAD, or any other software. Includes schematic floor plans. Best when your team prefers to do the modeling in-house.

  • E57 point cloud file
  • Floor plans (PNG, PDF, SVG)
  • Room-by-room dimensions
  • 3 to 5 day turnaround

Full Revit model + CAD

Full Drawings, from $1,200

Complete Revit model with walls, doors, windows, and architectural features, plus DWG/DXF exports. Modeled by a Colorado licensed architect. Ready to design from.

  • Full Revit model (RVT)
  • CAD files (DWG/DXF)
  • Building sections and elevations
  • Point cloud + floor plans included
  • 10 to 14 day turnaround

Need sealed CDs?

Dake Collaborative

If your project requires stamped, permit-ready construction documents, our affiliated firm Dake Collaborative is a Colorado licensed architecture and engineering practice. Sealed CDs are produced under a separate engagement from your scan deliverables.

The modeling team matters as much as the scanner

A 3D scan is raw data. The value comes from how that data is interpreted and modeled. When the person building the Revit model understands how buildings are actually constructed, the model makes architectural sense: walls align correctly, floor-to-floor heights are consistent, and the geometry reflects real construction rather than just tracing a point cloud.

At Scans & Plans, all modeling is done by our in-house architectural team, led by a Colorado licensed architect. We do not outsource to third-party modeling shops. The result is a model that your design team can work from immediately, without spending hours cleaning up alignment issues or correcting architectural errors.

Frequently asked questions

Scan to BIM is the process of capturing a building with a 3D scanner and converting that scan data into a Building Information Model, typically in Revit. The result is an accurate digital model of existing conditions that architects and engineers can use as the starting point for design, renovation, or facility management.

Our Full Drawings package, which includes a Revit model and CAD files produced from a Matterport scan, starts at $1,200 for properties up to 2,000 square feet. Price scales with square footage. Use our instant quote tool for an exact price based on your property size.

We model architectural elements: walls, doors, windows, floors, ceilings, stairs, and key building features. The model is design-ready for renovation and addition projects. We do not model MEP systems to fabrication-level detail. If your project needs that level of documentation, we can discuss what additional scope would look like.

Yes. Our Scan + Floor Plans package ($600 starting) includes an E57 point cloud file that you can import into Revit, AutoCAD, or any other software that reads point clouds. You get the raw data to model from, plus schematic floor plans. The Full Drawings package adds the completed Revit model so you do not have to do the modeling yourself.

Matterport scans are accurate to approximately 20mm under typical conditions. For residential renovations, light commercial projects, and design-stage documentation, this is well within the tolerances architects work with. For projects requiring sub-2mm precision, such as structural steel fabrication or heavy industrial work, LiDAR scanning is the appropriate tool.

All Revit modeling is done by our architectural team, led by a Colorado licensed architect. We do not outsource modeling to third-party shops. The person interpreting the scan data and building the model understands how buildings are constructed, which means fewer errors and a model that makes sense architecturally.
