As-Built Drawings vs Scan to BIM

2D floor plans or a 3D Revit model. Both document your building, but they serve different purposes. Here is how to decide which one your project needs.

As-built drawings are 2D documentation of existing conditions: floor plans with accurate room dimensions, basic elevations, and measured layouts. A scan-to-BIM Revit model is a 3D digital model of the building that your design team can open in Revit and work inside directly. Both start from the same 3D scan data, but the output and the level of effort to produce them are different.

Many renovation projects start with floor plans and move to a Revit model when design begins. The choice depends on what your project actually requires, not on which option sounds more comprehensive. Floor plans at $600 are the right starting point for most residential and light commercial projects. A full Revit model at $1,200 is the right choice when your architect or engineer needs to design inside the model.

When 2D as-built drawings are enough

Floor plans and dimensions are the right starting point for straightforward renovations, real estate documentation, facility management records, and projects where the contractor or designer will do their own modeling. Most residential renovation projects start here. The deliverables give you an accurate record of the building as it exists today, which is what you need to plan scope, get bids, and communicate with your team.

The Scan + Floor Plans package gives you floor plans, room dimensions, and an E57 point cloud file for $600. Turnaround is 3 to 5 business days. If your project scope grows and you need a full Revit model later, the scan data is already captured.

When you need a Revit model

A scan-to-BIM Revit model is the right choice when your architect or engineer needs to work directly inside a 3D model of the existing building. That typically means complex renovations, additions where new structure meets existing, tenant improvements with MEP coordination, or projects where the design team works in Revit and needs an accurate existing-conditions model as the starting point.

Full Drawings starts at $1,200 and includes the Revit model, CAD files, and everything in the floor plans package. Turnaround is 10 to 14 business days. All modeling is done by our architectural team, led by a Colorado licensed architect, so the model reflects how the building is actually constructed rather than just tracing a point cloud.

Both start with the same scan

Whether you choose floor plans or a full Revit model, the process starts with the same Matterport 3D capture. One site visit, typically 1 to 3 hours. The difference is in how our architectural team processes the data. Floor plans are produced from the scan data in 3 to 5 business days. A Revit model requires more detailed interpretation and takes 10 to 14 business days.

You can start with floor plans and upgrade to a full Revit model later if your project scope changes. The scan data is already captured. You do not need a second site visit, and the cost of the upgrade reflects only the additional modeling work.

Frequently asked questions

An as-built drawing is a 2D record of existing conditions, like a floor plan with real dimensions. A scan-to-BIM Revit model is an intelligent 3D model of the building that your design team can work inside directly. Many renovation projects start with floor plans and move to a Revit model when design begins.

Yes. Both packages start with the same Matterport scan. If your project scope changes and you need a full Revit model, we can produce it from the scan data that was already captured. You do not need a second site visit.

Architects working on renovation and addition projects typically choose the Full Drawings package because they need a Revit model to begin design. Contractors and homeowners more often start with Scan plus Floor Plans and upgrade if their design team requests a Revit file.

No. Our deliverables document the existing conditions of your building. They are not stamped, sealed, or permit-ready, and they are not construction or design documents. If you need sealed construction documents, our affiliated firm Dake Collaborative can produce them under a separate engagement.
